With winter coming up, now is the perfect time to arrange for annual boiler maintenance. There's nothing worse than without heating and hot water on the coldest day of the year, that's the day the boiler decides to turn off leaving you and you cold.

Condensing boiler maintenance

Condensing boilers are about 35% more efficient than previous models but require more attention. The combustion coefficient needs to be checked periodically to work in efficiency mode, slightly lower than the annual adjustment boiler.

The internal condensate separator should normally be checked for leaks and cleaned. If the siphon leaks it can be dangerous because it is part of the boiler chimney system.

Frozen condensate pipe

If the condensate drain pipe leaks from outside the property, it should be checked for leaks as well as good insulation from cold.

One of the most common boiler malfunctions in cold weather is condensate lines freezing and clogging, after which the boiler becomes clogged.

Boiler pressure

The boiler pressure should be checked and should be around 1.2 bar when the system is cold. If the pressure has fluctuated slightly over the past few months, this is a sign that the expansion tank may need to be reset. Vessels should be inspected annually as part of the annual boiler maintenance.
